John Downing was a founding partner at Westlake Associates Commercial Real Estate and also The Foundation Group Commercial Real Estate. John has a vast knowledge of Commercial Investment Property Brokerage as well as over $650,000,000 in completed transactions.
John is a graduate of the University of Washington’s Commercial Real Estate Certificate Program and has been awarded the designation of CCIM (Certified Commercial Investment Member) by the Realtors National Marketing Institute. This designation is earned upon completion of a graduate level curriculum and attainment of a level of qualifying experience. CCIM’s are recognized experts in commercial real estate brokerage, leasing, asset management, valuation, and investment analysis.

Ryan Downing is a lifelong commercial real estate management and sales professional. Having started his real estate career back in 2001 with the highly respected Seattle area firm of Westlake Associates. Ryan is very proud to have become the youngest partner in Westlake Associates history and still to this day remains very close with multiple brokers at Westlake Associates. Ryan has been part of numerous real estate development projects while working at Eastlake Property Group, including both ground up condominium development and condominium conversion projects.
Additionally, Ryan has been involved in property subdivision and townhouse entitlement work. Currently, Ryan is involved in numerous real estate partnerships formed to invest in commercial real estate assets. Since he started in commercial real estate back in 2001, Ryan has been involved in over 115 real estate transactions totaling over $260 Million in value. This experience covers land, retail, office, multifamily, mixed-use, and residential real estate.
He also holds the Certified Professional Salesperson (CPSP) Designation from the National Association of Sales Professional (NASP) and the Certified Commercial Advisor (CCA) Designation from the National Association of Real Estate Advisors (NAREA).
Ryan Downing is the Sperry National Property Management Group Chair and a Sperry National Broker Award Winner for “Top Ten Producer Nationally in 2023”.
Cory serves as a Senior Broker at Capstone Commercial Real Estate Advisors. Cory has extensive multifamily experience and market knowledge bringing 15 years of commercial real estate experience to his clients.
Prior to joining Capstone, Cory was a Senior Vice President at Madison Partners focusing on the sale of multifamily assets and throughout the Puget Sound region and was awarded Top Listing Broker and Top Selling Broker at Marcus & Millichap.
Cory focuses on the exclusive representation of multifamily owners in property dispositions and of selected buyers in property acquisitions. Consultation services are also provided for asset valuation, buy/sell and market analysis. This expertise combined with modern technological capabilities provides a streamlined, professional service for his clients.
Cory lives in Seattle with his wife and their two children.
Ted started in commercial real estate over 25 years ago as a broker with Cushman and Wakefield in Los Angeles, where he honed his early negotiating and deal-making skills, representing developers in leasing high-rise office buildings and assisting companies in corporate relocations.
After Cushman and Wakefield, Ted became the Managing General Partner of a Southern California land investment and development company. He negotiated over $250 million in acquisitions and dispositions and helped grow his company to the third-largest landholder in the High Desert. Additionally, he organized a development team that renovated historic office buildings in South Pasadena and Pasadena.
Currently, Ted specializes in the multi-family sector of the Commercial Real Estate market. His market knowledge and hands-on approach to the real estate industry help his clients evaluate their options and choose an investment strategy that best suits their needs and financial goals. He is recognized in the marketplace as a broker who adds significant value throughout the transaction process by creating substantial leverage for his clients. Once a client - always a client.
Ted lives on Mercer Island, and when he is not dealing with multifamily transactions, he can be found at the Washington Athletic Club working out, skiing, hiking, or cooking.
Bob takes a creative approach to sales, understanding that each transaction is different and requires its own special level of care. He knows on a first name basis the attorneys, the closing agents, the title officers, the lenders, all the people essential to guiding your transaction to a successful close. It’s hard to turn a corner in Seattle without seeing a building he has sold at one time or another.
Prior to his career in real estate, Bob spent a number of years in Seattle’s broadcast industry as a newscaster/talk show host for such stations as KIRO, KZOK, and KJR. He attended the University of Idaho in Electrical Engineering and is an accomplished skier and private pilot.

Levi Sterley serves as Vice President of Multifamily Investment Sales at Sperry Commercial Global Affiliates, operating out of the Capstone Office in Edmonds, WA. As a licensed CRE Broker, he has a niche focus on the sale of multifamily apartment communities across the Pacific Northwest, primarily focusing on markets in Washington State. He also teams up with members of his global affiliate network to serve clients across the country in over 50 markets.
Levi prides himself on understanding the nuances and analysis of market-rate multifamily apartments, age-restricted senior housing, and a variety of income producing real property investments. Born in Everett and raised in Snohomish, he enjoys connecting owners to his extensive contractor and service network across Washington State to help them schedule and complete a wide array of projects in a labor-tight market.

His former experience as a regional sales rep for a large privately owned building materials distribution organization and DuPont de Nemours affiliate, past member of the National Multifamily Housing Group at Marcus & Millichap in Seattle, and most recently a Vice President at Lee & Associates CRE Services Northwest, all adds to his extensive real estate experience to better serve new and longtime clients at Sperry CGA/ Capstone, and those who put their trust in his guidance and representation.

Rob began his career in Seattle, WA with the development firm, Harmon & Associates before joining Kidder Mathews, quickly rising to partner and Vice President. He has also held the positions of President of Summit Property Group, Vice President at NAI Horizon and holds the position of Director of Real Estate for IWG Group (parent company to Regus and SPACES) for Western and Southern U.S.
At IWG Rob was responsible for 1,270,000 SF of office leasing last year (25 leases) with a total
transaction value of over $780,000,000 in addition to his personal investment sales transactions. Career highlights also include multi-family redevelopment, condominium conversion, office, retail and industrial sales and portfolio management. Rob has three children, lives in Phoenix, AZ, has a bachelor’s degree in business from Central Washington University and has completed several marathons and an Ironman triathlon.
Zak Downing is a property manager specializing in Seattle area multifamily real estate. Currently, Zak manages a portfolio totaling over 150 apartment units valued at over $20 million. Focusing on in-city real estate Zak enjoys managing properties in Ballard, Queen Anne, and West Seattle.
Zak is a graduate of the University of Portland with a Bachelor of Arts Degree in Organizational Communications.
Nori Coulon began her real estate career in 2001 as a property manager with Westlake Associates, Inc. located in Seattle, WA. Nori then moved to The Foundation Group in 2006 to continue her successful property management business.
